Around 1750, a wealthy businessman from Amsterdam decided to build his country house in Haarlem. The result was a beautiful and secluded home to retreat from the crowds in the city, a place to relax to the fullest. Now, 270 years later, town villa ‘Klein Genoegen’ is still that quiet spot. Meanwhile, the lively city centre of Haarlem is just around the corner.

FAMILY VILLA
This national monument (Rijksmonument) bordering the Frederikspark is meant for those not willing to compromise. Peace and liveliness, space and coziness, history and modern comfort: this family villa covering 438 m2 has it all. It is a house to fall madly in love with. Because of its historical facade, which is 19 meters wide, the daylight that comes through the characteristic bay windows, the 4 meter high ceilings, the original marble floor in the hall that people have been walking on for 2.5 centuries, the cozy kitchen area, the marble fireplace in the living room, the private green garden, and last but not least: the incredible view of the park.

SURROUNDED BY GREENERY
The location is just as unique as the house itself: directly bordering the beautiful Frederikspark (also a national monument), in a quiet street just outside the charming city centre. When you open the curtains of the master bedroom in the morning, you are able to view the park from your bed, through the big bay windows. From the back you see your private green garden. If you decide to stay in bed for a little while, you can enjoy the sounds of singing birds, as both the park and your sheltered garden (of 30 meters long) are a bird paradise. The East-facing, spacious garden is surrounded by trees. The terrace at the back is the ideal spot to quietly sit in the sun at the end of the day.

HISTORICAL SPOT
Through the centuries the building changed from a country house for the weekend to a permanently inhabited town villa. The house was extended in the back and at the end of the nineteenth century a part of the terrace was replaced by a conservatory, the perfect spot to drink a cup of coffee and read the newspaper year-round. During almost the entire twentieth century, the villa served as a doctor’s house. The current owners moved into the house in 2003. They renovated the building, thereby preserving all the original details, but at the same time introducing modern comfort. The attic floor has been fully insulated; the top floor can be used as an apartment with two bedrooms, a bathroom and a living room with kitchenette – ideal for au pairs. Furthermore, the attic floor contains a large recreation space and a storage area.

CITY & BEACH
Freeway, school, city or beach: everything is close to Kleine Houtweg 73. The city centre of Haarlem is a 5 minute walk away – full of restaurants, terraces, museums, theaters and shops. Some of the best secondary schools in the Netherlands are in the area. Leaving the city is also easy: it takes you only 5 minutes by car to reach the freeway to Amsterdam, Utrecht and Alkmaar, several buses stop around the corner (among which the fast bus to Amsterdam) and it takes 7 minutes to bike to Haarlem Station. The beaches of Bloemendaal aan Zee and Zandvoort are also within cycling distance. Coming home, you can park your car or bike at the back of the house, in the carport or garage.
