Description

An architecturally designed, detached heritage villa with water and nature views, located in the extremely popular Prinses Irenebuurt. This home occupies a spacious 670 m2 plot, with the option of expanding the current living area from 208 m2 to 404 m2.

Architect J.B. Ingwersen designed this villa in 1958. At present, the building consists of a ground floor and partially cantilevered first floor, which gives the impression of being suspended in mid-air. Striking features of the home include the slanting windows protruding from the facade, the heritage awning with integrated flower boxes at the rear, and the open parking space for two cars beneath the house.

The influence of Le Corbusier is clear in Ingwersen’s designs. The villa recently received heritage status (municipal heritage). An environmental permit for expansion of the current living area by means of an additional floor of around 195 m2 below the entire villa has been requested and irrevocably granted.


Layout

The property is currently laid out as follows:
The external stairs lead to the entrance floor, and a hallway leading to the spacious, well-lit master bedroom with large windows at the rear giving a beautiful view of the garden. This room features built-in wardrobes and an en suite bathroom with a generous washbasin, toilet, bathtub with shower, and a heated towel rail.

On the other side of the entrance floor is the living room and the separate kitchen, with the dining room on the garden side. The kitchen has an attractive U-shaped layout and is equipped with various built-in appliances. At present, the living room occupies an area of around 65 m2, but renovations could result in a larger living room with open plan kitchen occupying the entire entrance floor, as illustrated in the impressions.

By means of the aforementioned hallway, the tour continues with an internal staircase leading to the garden level. The hall divides this level in two, with a bedroom on each side and a storage space containing washer and dryer connections, as well as the meter cupboard and central heating boiler. The bedrooms feature built-in wardrobes, and the second bathroom, also located off the hall, contains a toilet, shower and washbasin.

The awarded environmental permit opens up the possibility of realising an extra level in the form of a cellar/basement. This would allow for an additional 195 m2 living area. This level could be used for two to three bedrooms, a wellness and/or fitness area, a home cinema, or au pair/guest accommodation. Since the basement would extend into the garden in that case, there is room for floor to ceiling windows on the garden side!

The extensive garden completely surrounds the villa and is beautifully landscaped with a variety of trees, shrubs and garden plants. There is a south-facing terrace at the rear of the house that provides a lovely spot to enjoy the sun, thanks to its orientation.

From the street, you can access your own private parking area for two cars. This part of the property is under cover and enclosed by fencing. Combined with the beautiful garden, this luxury villa represents a lavish lifestyle in the heart of the city.


Location

The Prinses Irenebuurt is renowned as a child-friendly, park-like neighbourhood with plenty of tranquillity and nature, and is a highly sought-after part of Amsterdam Zuid. It is an ideal neighbourhood for families, with a wide range of childcare centres and primary and secondary schools, including the International School of Amsterdam. There are also a variety of sports clubs, including football, hockey, tennis and Padel clubs.

The Prinses Irenebuurt, established in the 1950s, is characterised by its mainly detached homes on generously proportioned lots.
