Kings/Lane Topfloors – The Penthouse No. 6 | Double Height, Grand Sense of Space
Tucked away from the bustle of the city, right at the entrance to the Vondelpark in the sought-after Willemspark neighborhood, lies a hidden gem. This 1913 city villa is undergoing a transformation that will elevate it beyond its original grandeur. Once complete, it will comprise six spacious and stylish residences. The three apartments from phase I, The Doubles, have been sold, and construction of Kings/Lane is underway.
Kings/Lane Topfloors includes two ‘One Floors’ and a penthouse, each occupying a full and generous floor. Penthouse No. 6 is an apartment of approximately 388 m², spanning the entire fourth floor and featuring a substantial mezzanine. With this impressive living space and the character of a top-floor residence, the penthouse offers an extraordinary living experience.
Located on the fourth and fifth floors, this home boasts soaring ceilings and a stunning rooftop terrace. The sample design features a grand, double-height living and dining area, three bedrooms each with a private bathroom, ample storage, and a mezzanine of approximately 43 m² on the upper level. Here you will also find a rooftop terrace of over 67 m², offering plenty of privacy thanks to the raised roof edge. The pitched roof creates a visible ridge of more than five meters high in part of the living area, adding atmosphere and grandeur. Beneath the mezzanine, there is space for a cozy lounge with a fireplace, perfect for relaxing.

Design your own
Kings/Lane gives you the freedom to create a home that fully reflects your personal preferences. Your residence begins as a blank canvas, a space without limits. From layout to finishes, every detail is up to you. The apartment is purchased in shell condition, as described in the technical specifications. The floor plans shown serve as inspiration and were designed by interior architect Alessia Mainardi, known for her sense of style, functionality, and refinement. Alessia is renowned for creating bespoke interiors. Alternatively, you can work with an architect of your own choice to create a completely individual interior design. If desired, a separate construction agreement for the fit-out can be arranged.

This exceptional corner location at the intersection of Koningslaan and Emmalaan ensures beautiful window views and abundant daylight. From Kings/Lane, enjoy a vibrant and ever-changing view of the park's entrance.
A premium transformation
The transformation of Kings/Lane is now underway, with completion expected in the second half of 2026. The building will meet today’s highest standards for comfort, insulation, and energy efficiency. It will feature HR++ glazing, extra-thick internal wall insulation, and a fully insulated roof. Great care has been taken to ensure a comfortable indoor climate year-round. In winter, underfloor heating and a gas fireplace provide warmth and ambiance. Each residence is also equipped with its own heat pump, connected to a shared geothermal source. In summer, an advanced cooling system with integrated floor cooling keeps the interior pleasantly cool. The homes are expected to receive an A+++ energy label.
